Steven Barranca is a tax director and a member of the firm’s commercial real estate industry practice. Steve has over 30 years of diverse public accounting experience serving the commercial real estate industry and private equity firms. Steve’s clients include real estate developers, investors, operators and property managers.
Steve specializes in partnerships, REITs and real estate taxation. He has extensive experience in real estate joint ventures and fund-level partnerships, including tax return compliance reporting and partner work and partnership transactions (partner acquisitions/buyouts, buyouts and mergers). Steve’s experience also includes tax advisory services involving equity/mortgage REITs, affordable housing, tax-exempt investors and UBTI issues, foreign investors (FIRPTA issues and blockers), exchanges similar under Section 1031, LLC agreements (financial modeling and Section 704(b) emissions), debt restructurings and leasing transactions
Steve is a frequent speaker on partnerships and real estate taxation and has presented at various tax conferences for the American Institute of Certified Public Accountants (AICPA) and the New Your State Society of Certified Public Accountants (NYSSCPA). An active member of the NYSSCPA, Steve was the past chair of the NYSSCPA Partnership Taxation Committee. He is a former Adjunct Professor of New York University’s Graduate Real Estate Program (Schack Institute of Real Estate). Steve has authored materials for Continuing Professional Education providers, including CPE Inc., and his work has appeared in AICPA Publications tax advisor and at Warren Gorham & Lamont Real Estate Tax Journal.
Prior to joining the firm, Steve held the position of tax director for a regional accounting and tax firm. He was also a global tax director for an international financial services company.
